Union at Washington

Kokomo, IN | 51 Units | 9% LIHTC

Union at Washington is a 51-unit multifamily housing complex located in Kokomo, Indiana (Howard County), financed with the 9% Low Income Housing Tax Credit. The development is minutes from downtown Kokomo and includes sought-after and community-focused amenities such as a fitness center, playground, computer center, outdoor grilling area and more.

Union at Washington received unanimous support from Kokomo’s City Council and furthers the City’s efforts to create more affordable housing opportunities in the City of Kokomo. The project was financed with the help of River Hills Bank, who provided the construction and permanent financing of over $6.5MM, and Cinnaire, who was the syndicator on the transaction and provided over $7MM in tax credit equity. The development team worked in collaboration with the Kokomo Community Development Corporation, and Indiana Housing and Community Development Authority (IHCDA) who provided the tax credit award.

St. Elizabeth’s East

Washington D.C. | 252 Units | 4% LIHTC, Historic Tax Credits

St. Elizabeth’s East was co developed T&H Mid Atlantic President Stan Jackson Executive Director for the Anacostia Economic Development Corporation and consists of 252 mixed- income rental housing units at the CT Campus. This historic adaptive reuse project was made possible by the District of Columbia, the Anacostia Economic Development Corporation, Flaherty & Collins Properties, and Red Brick, LLC. The project also includes 13 permanent supportive housing units to be services by Community Connections. Amenities include wellness programs offered in the common area, four different courtyards with an individual theme, approximately 14,000 square feet of community space, and on-site fitness center.

German Church Senior Apartments

Indianapolis, IN | 60 Units | 9% LIHTC

German Church Senior Apartments is a 60-unit multifamily senior affordable development located at 11000 East Washington Street in Indianapolis, Indiana (Marion County). The property will offer units at 60%, 50%, and 30% AMI. The development has received much local support, as the community was unwilling to see the historic church structure long known as the “Gateway to Cumberland” destroyed by a wrecking ball. In fact, over 90 individuals, businesses, and community organizations donated to the campaign to save the beautiful piece of history. The project will be the first senior housing and first multifamily LIHTC project in its census tract and in the Town of Cumberland.

The senior housing apartment complex will maximize the utilization of the 4.9-acre site with amenities that are uncommonly beneficial to seniors. These include community gardens, an outdoor fitness center and walking trail, a fully stocked fishing pond, a dog park, playground, gazebo, revitalized historic picnic area, and a non-denominational church campus.

Union at Crescent

Bloomington, IN | 146 Units | 4% LIHTC

Union at Crescent is a 146-unit multi-family affordable development located as 1200 N. Crescent Rd in Bloomington, Indiana (Monroe County). Union at Crescent will offer 70% of the total units to families earning 60% or less of the Area Median Income (AMI), and 30% at market rate rents.

The Union project is located along a future extension of the City’s B-Line Trail network connecting a side path along Fountain Drive with Vernal Pike and areas west of SR 37. The project also includes a bus shelter which will allow for residents to bike/bus to work and negate the added expense of private vehicular transportation. The project will also include a community garden, playground, picnic area, community room, exercise room and technology room on site.

Union at 16th

Indianapolis, IN | 159 Units | 4% LIHTC

Union at 16th is a 159-unit multifamily affordable development located at 2215 W 16th Street, Indianapolis, Indiana (Marion County). This location provides much needed affordable housing on the Near West side of the Indianapolis at a prime location near the new 16 Tech development. Union at 16th will utilize income averaging to provide high quality affordable housing options at 40%, 60%, and 80% AMI rents.

Amenities for residents will include a community room with community TV, fitness room, computer center and on-site management and leasing. Outdoor amenities include a bike/walking path, gazebo, bike parking with Pacers Bike Share, and playground.

Urbana South - Legacy Place

Urbana, OH | 51 Units | 9% LIHTC

Legacy Place rehabilitated three historic buildings in downtown Urbana, Ohio into 51 units of affordable housing for those aged 55+; unit mix will be 38 one-bedroom units and 13 two-bedroom units.  The Douglas Hotel was original built in 1840, North Elementary School in 1901, and the South Elementary School in 1921.  Flaherty & Collins Development LLC, T&H Investment Properties, are in partnership with Residential Supports and Services, Inc., a local non-profit, and this partnership will bring the appropriate services to the senior population in Urbana. Residential Supports and Services’ mission is to maintain and provide residential properties and services for physically, mentally or economically challenged individuals, including elderly individuals.

Historic Gallatin

Marion, IN | 42 Units | 9% LIHTC

Historic Gallatin Square is the reinvigoration of three deteriorating historic buildings in an urban neighborhood located in the heart of downtown Marion, Indiana. Collectively, these buildings once created a historic block in downtown Marion that included housing, commercial space and a private club  The development provides 42 new affordable housing units within an existing walkable, secure and livable area.

The buildings have outstanding architectural features with Arts and Crafts oak trim, historic façade and generous size rooms. The development maximizes sustainability with a Enterprise Green certification.

Near West Village

Indianapolis, IN | 62 Units | 9% LIHTC

Near West Village, Indianapolis, Indiana, is the preservation of 57 existing affordable homes, along with the addition of five new townhome sites, a new learning center and renovation of the Westside CDC office.   The homes have played a vital role in housing families in the lower income population in the westside community.  The $12 million development assures quality and affordable housing remains in the neighborhood and will feature Energy Star HVAC, windows, energy sufficient appliances, and WaterSense plumbing fixtures which are designed to reduce the residents’ monthly utility bills. In addition to these features, the current WCDC office building will be renovated and a portion of it will be converted into a computer lab, creating a public space for the residents.

Founders Square Senior Apartments

Speedway IN | 60 Units | 9% LIHTC

Founders Square Senior Apartments is the new construction of 60 units of affordable senior housing in Speedway, Indiana. Founders Square will be the first and only affordable
independent living senior apartments in Speedway, providing longtime residents the opportunity to transition into more conducive living arrangements, while staying in their community.

Founders Square sits on a 35 acre master planned development owned by Hageman Group and will consist of not only Founders Square Apartments, but also an Aldi, Hampton Inn, Freddys and Crew Carwash.

Garfield Parkside Townhomes

The Plaza at Central Greens is a public/private partnership bringing 122 new construction affordable housing units and 4,000 SF of community service space to the Central State Campus . After purchasing the 150 acre site from the city, the city worked with the local neighborhood to create a Master Plan for the community. Central Greens is a key component of the plan and one of the final developments in Central State Village. Onsite amenities include a community room, computer lab, fitness center and playground. The entirety of the Central State village offers live, work, and play experiences while also connecting with nature. The site features majestic mature trees, natural wildlife, and roaming horse pastures.The project is located in the Transit Oriented Development Overlay on one of the most active existing transit corridors. The current Route 8 is one of IndyGo’s most heavily traveled routes.

Grand Park Village

Westfield, IN | 157 Units | 55+ Market Rate

  Built by T&H Construction and developed by our sister company Hageman Group, The Grand Park Village Active Adult project is a Class A Active Adult (55 and over), multi-family development located at the northeast corner of the intersection of Wheeler Road and Grand Park Blvd in Westfield, IN. Provident Building

Brenwick Building

Acquired in 2014 via a joint venture of Hageman Group and Pittman Partners, The Brenwick Building is a 25,000 square foot mixed use property in the heart of the Village of West Clay in Carmel, Indiana.  The property consists of a Sahms Ale House restaurant on the first floor with two additional floors of office space including the headquarters of Hageman Group.

RPM Machinery

Lebanon, IN | 18,558 SF | Industrial

The RPM Machinery property was developed by Hageman Group and completed in 2017.  The property has excellent access and visibility to Interstate 65 and serves as the headquarters for RPM Machinery, which is the Case Construction and Toro equipment dealer serving central and northern Indiana.

Completed in 2019 Spark Apartments is a joint venture development of Hageman Group and Envoy, Inc.  Located in the walkable and vibrant Nickel Plate district in downtown Fishers, Indiana, Spark features 3,000 square feet of retail space, an attached parking garage, and 211 apartments including first floor live-work units that provide a mixed use feel for the property.

Fountain Square Theatre Building

Annex on 10th Street is a student housing development completed in 2017 by a joint venture between Hageman Group and Annex Student Living.  The 250-bed property serves students of Indiana University Purdue University Indianapolis (IUPUI).

Stonebrook

Stonebrook is a 192-unit $24,700,000 million-dollar work force housing project located in Mebane, North Carolina.

Stonebrook is located halfway between Durham and Greensboro with easy access to I-85 and I-40. It is a well-positioned asset with strong value-add potential in an area with huge population growth. Stonebrook is within a 30-minute drive to Durham, Chapel Hill, Greensboro, and other locations in North Carolina’s Research Triangle. Lacota

Lacota is a 266-unit $31,500,000 million-dollar work force housing project located in Atlanta, Georgia. This project is an acquisition rehab and was developed with Sterling Group, a real estate development company with over 15,000 units of multifamily housing. Atlanta, Georgia has a huge market need for work force housing. The project was built in 1971 and the average unit size is 1,055 square feet. There are 16 buildings and the project is located on 22 acres.

Lawrence Village

Indianapolis, IN | 261 Units | Multi Family

Lawrence Village is a 261-unit luxury apartment rental community in Indianapolis, Indiana. Located in an Opportunity Zone, the community will provide a new living option for residents at historic Fort Benjamin Harrison (Fort Ben) on the north-east side of Indianapolis. Resort style amenities, high end finishes and the historic location sets the 253-unit community apart from existing offerings. The community will offer a variety of one, two and three-bedroom floorplan options across three buildings. Parking will be provided in garages attached to each building and on a surface lot behind the buildings.

The Barlow

Plainfield, IN | 116 Units | Mixed Use/Apartments

The Barlow is a four-story, architecturally significant building, and includes 116 modern apartments, more than 3,000 square feet of commercial space, and a surface parking lot with 154 spaces. The lead developer on this project, Rebar Development, broke ground in 2019 and started lease up in 2020. Additional improvements include a walkable streetscape with urban landscaping and quality of life enhancements. The project brings much-needed density and housing to the downtown corridor—a goal outlined in the Downtown Redevelopment Plan. With high-end building amenities—including a co working center and conference room, dog park and pet washing facilities, a state-of-the-art fitness center, and a courtyard with outdoor kitchen and lounge—and luxury in-unit furnishings, the 116 apartments will help attract and retain young professionals and empty nesters. In addition, 14 of the apartments are designated for workforce housing, offering an urban-living option at an affordable market rate.

The Levinson

Noblesville, IN | 83 Units | Mixed Use/Apartments

The Levinson is a $24.3 million mixed-use development located in historic downtown Noblesville, Indiana. The city of Noblesville partnered with Rebar Development to develop The Levinson. The Hageman Group is an investor and equity partner in the project. The project is part of the downtown development initiative to increase density by introducing multi-family apartments to the area. It includes 75 market-rate and 10 affordable-rate studios, one- and two-bedroom modern apartments with a rooftop deck, and contemporary amenities. Along Ninth Street, 5,100 square feet of commercial space will be available for retail, office, or a restaurant.

The Levinson also includes a four-level, 337-space parking garage, in which a minimum of 237 spaces will be available for paid public parking. This project will provide Noblesville’s first parking structure downtown. The development will be the first new apartment building constructed downtown in more than a century. The Levinson will bring urban density to Noblesville’s local business and will attract additional development interest.
