Sonia Azzarelli joined T&H in October of 2023 as a Senior Regional Property Manager. Sonia is a dedicated professional with 23 years of experience in the Property Management field. Throughout her career, she has held numerous roles including leasing consultant, property manager, multi-site manager, and compliance manager. Prior to joining T&H, Sonia worked in property management for Gene B. Glick, Real America, and Hayes Gibson. Believing in the importance of continuing education and certification, Sonia is certified as a Certified Occupancy Specialist (COS), a Blended Occupancy Specialist (BOS), a Tax Credit Specialist (TCS), and a Management and Occupancy Review Specialist (MORS) through the National Center for Housing Management. She is also certified as a Housing Credit Certified Professional (HCCP) through the National Association of Home Builders, and a Certified Apartment Manager (CAM) through the National Apartment Association. In addition, Sonia is a member of the Indiana Apartment Association (IAA).

Sonia is known as an agile, adaptable, and empathetic leader who invests time and resources into ensuring that her teams are effectively trained. She empowers her employees by taking time to personally engage with each team member, regardless of their role, and ensure that they understand the underlying mechanisms and rationale behind their role and responsibilities so that they can make informed decisions and take initiative. Providing practical support to property managers in their roles with empathy and an understanding of the challenges that they face daily is another way that Sonia adds significant value.

Throughout her tenure in the Property Management field, Sonia has worked on numerous notable projects. In one such instance, Sonia and her team stepped in to manage a group of properties that faced significant challenges, including not completing recertifications for the past three years. Putting forth an incredible team effort, Sonia and her team were able to catch up on the recertifications within six months and move the properties back into compliance, recouping $8 million in HUD rent payments. This project was a testament to what a dedicated and skilled team can achieve in a relatively short time with strategic management, as well as highlighting the positive impact of addressing compliance and operational issues, ultimately leading to a significant financial recovery for the properties.

At T&H, Sonia is excited about the opportunity to drive positive change within the organization. She is eager to delve into understanding areas of improvement for the Property Management team and streamlining existing processes to make them more efficient and straightforward. Sonia’s ultimate goal is to simplify operations, which will not only enhance the effectiveness of the Property Management team, but also improve the overall experience for Property Management staff and residents.

Outside of work, Sonia has a diverse collection of personal interests and hobbies but is most passionate about traveling, especially with her family, creating lasting memories. Sonia is thrilled by visiting places she has never been, both in the United States and internationally. She finds it fascinating and rewarding to travel to places that challenge her to step outside of her comfort zone, experience language barriers, and immerse herself in another culture’s day-to-day life. Sonia is particularly interested in areas with historical connection and significance, such as ancient ruins and medieval villages. She is also a true crime enthusiast, captivated by the intricacies of human behavior that drive people to commit crimes, as well as the modern-day tools and resources used to investigate and ultimately solve these mysteries.
