Stonebrook Project Narrative
Stonebrook is a 192-unit $24,700,000 million-dollar work force housing project located in Mebane, North Carolina.
Stonebrook is located halfway between Durham and Greensboro with easy access to I-85 and I-40. It is a well-positioned asset with strong value-add potential in an area with huge population growth. Stonebrook is within a 30-minute drive to Durham, Chapel Hill, Greensboro, and other locations in North Carolina’s Research Triangle. This project was developed with Sterling Group, a real estate development company with over 15,000 units of multifamily housing.
Lacota Project Narrative
Lacota is a 266-unit $31,500,000 million-dollar work force housing project located in Atlanta, Georgia. This project is an acquisition rehab and was developed with Sterling Group, a real estate development company with over 15,000 units of multifamily housing. Atlanta, Georgia has a huge market need for work force housing. The project was built in 1971 and the average unit size is 1,055 square feet. There are 16 buildings and the project is located on 22 acres.
Lawrence Village is a 261-unit luxury apartment rental community in Indianapolis, Indiana. Located in an Opportunity Zone, the community will provide a new living option for residents at historic Fort Benjamin Harrison (Fort Ben) on the north-east side of Indianapolis. Resort style amenities, high end finishes and the historic location sets the 253-unit community apart from existing offerings. The community will offer a variety of one, two and three-bedroom floorplan options across three buildings. Parking will be provided in garages attached to each building and on a surface lot behind the buildings.
The Levinson is a $24.3 million mixed-use development located in historic downtown Noblesville, Indiana. The city of Noblesville partnered with Rebar Development to develop The Levinson. The Hageman Group is an investor and equity partner in the project. The project is part of the downtown development initiative to increase density by introducing multi-family apartments to the area. It includes 75 market-rate and 10 affordable-rate studios, one- and two-bedroom modern apartments with a rooftop deck, and contemporary amenities. Along Ninth Street, 5,100 square feet of commercial space will be available for retail, office, or a restaurant. The Levinson also includes a four-level, 337-space parking garage, in which a minimum of 237 spaces will be available for paid public parking. This project will provide Noblesville’s first parking structure downtown. The development will be the first new apartment building constructed downtown in more than a century. The Levinson will bring urban density to Noblesville’s local business and will attract additional development interest.
